Satisfied with the land plot introduced by broker as to be the best location for constructing your dream house and that too within your budget? Think twice. The piece of land which may appear to be paradise in terms of location from/near city, railway/metro station bus stand, hospital etc. may not actually bear the fruit of your much awaited dream when you start constructing it. There are various rules/guidelines separate for area under each Panchayat/ Municipality/Corporation in Kolkata and its suburbs. Without knowing the area required to be left unbuilt at front and rear sides of your proposed plan, or the maximum number of storey allowable depending on availability of wide roads abutting the periphery of your plot, for instance, you may be left out with no other option than your proposed plan being executed with many of your requirement not being met. Although the building developer may plan and get the same pre-sanctioned for construction as per your requirement, costly dismantlings/demolitions may result at the time of construction. It is also very difficult to sell your property off at this stage. So it is necessary to know the permissible limits for stretching your building’s boundary. The fact is all of these information can be known well in advance by you and you can decide at the end of the day whether or not to purchase the property the property broker has shown you. Now all these may sound like spending a huge amount of time and energy required to go through publications of building bye-laws of so many municipalities etc. which may or may not be always available. You need to provide me a few details about the plot of land you’re planning to purchase and your home planning requirements. With so many different criteria to be met for all the house users in the available space, specifications in mind and not being informed about the prevailing market rates, we many times have to accept the rates provided by the contractor or supplier in good faith. Without knowing all the items of work involved in details and with little or no practical idea as to the justification of rates quoted by contractors/suppliers we remain in dark as to the actual cost of the project that evolves for executing the sanctioned plan in the concerned area /locality of project. Even on comparison of quotes from several contractors one can’t decide the authenticity of the lowest quote. I will discuss here how to make detailed cost breakdown for all the items of work to be executed according to specifications of your choice for the items of work and in accordance with prevailing market rates. With a number of alternatives by contractors/real estate agents for you to choose from I will help you to know and compare what actually you are getting under a certain ‘Amount per Square Feet area' and in the end to negotiate for the best price/select the best project according to your needs.
As every person nowadays is aware of the fact that planning is a serious aspect of a project as all the three M’s of managing a project viz. Money,manpower and management has to be made the most of, I will discuss about getting your project effectively managed all by yourself. Yes and you need not have any prior exposure to project management before for that.
Technology has changed a lot nowadays when we can actually envisage the picture of the project before hand prior to even start of construction, which many of us are aware of. Gone are the days of long, tiresome man drafting sessions and ammonia prints and a lot being left to our imagination about the elevation of our proposed project. With modern tools such as advanced CAD designing softwares available, one can actually see and have a virtual walkthrough of how one’s house will look like in the rear, back and inside. You also need to have access to your house design before hand and alter the minutest details before your final submission for approval.
